Before making a reservation with us, please read our Terms & Conditions below with care.

Please select your preferred dates on the calendar to make a booking.

Terms & Conditions

Check-in time is between 4pm & 9pm on the day of your arrival. Please let us know at least a few days in advance roughly when you’ll arrive so that we can ensure the property is warm and well-lit.

Check-out time is 10.00am.
We reserve the right to make a surcharge for a departure later than ten minutes from the agreed check-out time, as this adversely affects the quality of provision we are able to offer the next incoming guests.

If you book less than 4 weeks before the start of your holiday, we ask for the full accommodation charge at the time of booking. Otherwise, the payment is made in two 50% instalments.

Your 50% deposit is due at the time of booking. Our booking system will automatically remind you when you need to pay the 50% balance of the accommodation charge – at least 6 weeks before the start of your holiday. If you do not pay the balance when it is due we reserve the right to cancel the booking.

Swaps / Postponements

We offer one date swap at no charge (depending on availability) if you need to change your holiday dates after paying your deposit. Any overpayment will be refunded within 10 working days, if the new break is cheaper than the previous one. If the selected rescheduled break is more expensive, we will invoice for the remaining amount and expect it to be paid within 10 working days. If you do not pay this balance when it is due we reserve the right to cancel the booking.

Cancellations
We strongly advise guests to take out holiday cancellation insurance in advance of their break.

If you need to cancel your holiday after paying the full cost of your break, as a courtesy we will try our best to re-let the break. If successful, we will return a 50% portion of the fee from the re-booked break, within 10 working days of the re-booking being accepted. NB At times it is necessary to discount a last minute break to promote its sale, and in those circumstances the sum returned to you may be les than your original deposit.

We reserve the right to refuse any booking or cancel any bookings subject to refunding any sums you have paid without further liability on our behalf.

We cannot accept responsibility or pay any compensation where the provision of the holiday is prevented or affected by reason of circumstances which amount to “force majeure”. These include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of the property through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic, pandemic and all similar situations beyond our control.

Complaints
We try exceptionally hard to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from time to time things do go wrong. In these circumstances, it is the responsibility of the guest to make any such problem known to us immediately it becomes apparent, thereby giving us the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained. We will make every endeavour to rectify any identified problems as soon as is reasonably possible.

Damages
We do not charge a breakage deposit, but accidents do happen! Guests should notify us of any damages or breakages prior to their departure so that we can resolve them ASAP. Charges may be made to guests for significant replacements or repairs required as a result of accidental damages.

Miscellaneous
Whilst every care is taken to provide a true and accurate description of the property on or website, in marketing and in email communications, over time alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.

The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner’s opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.

Before making a reservation with us, here’s some important information to know.

Regrettably, there’s no disabled access to this first floor accommodation. Access to the apartment is via a well-lit external staircase to the rear of the inn.

The apartment is located above our ground floor workshops.

The apartment’s windows are single-glazed.

A maximum of 4 infants / children per booking are welcome.

Up to 2 dogs per booking may accompany guests, for which a small charge is made at booking.

There is plentiful free car parking in the pub car park near to the apartment entrance.

Loft guests receive a 5% discount on food and non-alcoholic drinks at our bar, cafe and dining rooms.
